Listing Guard — AI Compliance Screening Disclaimers

Last Updated: March 27, 2026 These disclaimers apply to your use of Listing Guard. By using this service you acknowledge and accept each of the following.

1. Not Legal Advice

Listing Guard is an AI-powered compliance screening tool. It is not a legal service and does not provide legal advice, legal opinions, or legal recommendations. The output generated by Listing Guard should not be relied upon as a substitute for consultation with a qualified attorney licensed in your jurisdiction.

2. Scope Limitation — Federal & Maryland Law Only

Listing Guard is currently calibrated to detect potential violations of: • Federal Fair Housing Act (42 U.S.C. § 3604) • Maryland State Fair Housing Law (Md. Code, State Gov't § 20-705) Listing Guard does not cover the fair housing laws of any other state, county, or municipality. If your property is located outside of Maryland, this tool may not detect state-specific violations. Additional state regulations will be added in future updates.

3. AI Accuracy Limitation

Listing Guard uses artificial intelligence (Google Gemini via Vertex AI) to analyze listing text. AI systems have inherent limitations: • The AI may fail to detect certain violations (false negatives) • The AI may incorrectly flag language that is not a violation (false positives) • The AI may produce inaccurate explanations or cite incorrect statutes • The AI's suggested rewrites may introduce new compliance issues You, as the licensed real estate professional, are solely responsible for the final listing content you publish. Listing Guard is a screening aid — it does not certify compliance.

4. Human-in-the-Loop Requirement

Listing Guard requires that a licensed real estate professional review and approve all AI-generated suggestions before any listing content is published or distributed. The AI does not publish, modify, or transmit listings on your behalf. You retain full editorial control and full legal responsibility for the published listing.

5. AI Generation Notice

The following disclosure should appear on any listing description that has been modified using Listing Guard suggestions: "Portions of this description were reviewed using an AI-powered compliance screening tool and verified by a licensed real estate professional."

6. No Relationship with MREC

Listing Guard is not affiliated with, endorsed by, or sponsored by the Maryland Real Estate Commission (MREC), the Maryland Association of Realtors (MAR), or the National Association of Realtors (NAR).

7. No Warranty

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND. LEAN BUILD LABS LLC DISCLAIMS ALL WARRANTIES, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, AND ACCURACY.
